Your rule that it HAD to be a virgin neglects the power and sovereignty of God. He can do what nature does not do. The only reason she had to be a virgin is for proof that Jesus Christ was not a natural descendent of Joseph. If she was not a virgin, God could still have had her conceive the same way as he did when she was a virgin.

My belief is that Mary was still a sinner, so Jesus HAD to be born via that Holy Spirit conception process in order to have Him come as having both deity and His sinless humanity

I agree. That doesn't imply that she HAD to be a virgin, but only that he had to be born via "that Holy Spirit conception process" and not by a human father.
